What does a panelized home cost in Nova Scotia in 2026?

We get this question more than any other. Here are honest 2026 numbers for panelized homes built in HRM and along the South Shore — what's typical, what pushes you above the range, and what the price actually includes.

What's in each price

Roof Tight Kit ($50–$70 / sq ft)

  • Engineered shop drawings
  • Panelized exterior walls (framed, sheathed, wrapped)
  • Floor systems and roof components
  • Windows and exterior doors
  • Roofing materials
  • Delivery to site

You bring your own foundation, contractor, mechanicals, and interior finishing.

Turnkey custom build ($250–$350 / sq ft)

  • Everything in the kit, plus:
  • Site prep, excavation, foundation
  • Panel assembly and weather-tight close-in
  • Plumbing, electrical, HVAC rough-ins and finish
  • Insulation, drywall, paint
  • Cabinetry, flooring, trim, fixtures
  • Project management and trade coordination
  • Final cleanup, occupancy, and walkthrough

What pushes you to the top of the range

  • Smaller homes: sub-1,000 sq ft costs more per square foot because fixed costs (foundation, kitchen, bathroom) are spread over less area.
  • Difficult sites: ledge rock, steep slopes, long driveways, or remote South Shore lots add foundation and access cost.
  • High-end finishes: stone counters, custom cabinetry, premium windows, in-floor heating.
  • Complex roofs and many corners: every gable and dormer adds labour and materials.
  • Acreage well + septic: $30,000–$70,000+ on top of the build for unserviced lots.

What keeps you at the lower end

  • Choosing from the existing Interhabs plan library instead of fully custom drafting.
  • 1,400–2,200 sq ft simple rectangular footprints.
  • Single-storey or 1.5-storey with a straightforward roof.
  • Standard finish package.
  • Sites within HRM or close to Hubbards (lower trucking and crew time).

Frequently asked questions

Does the price include the land?
No. All per-square-foot ranges quoted are construction only. Land, surveys, and development charges are separate.
How does a panelized home compare in cost to a stick-built home?
Panelized shells are usually within a few percent of stick-built shell cost on raw materials, but you save meaningfully on labour weeks, weather delays, and construction-loan interest because the shell goes up in days, not months.
Are panelized cottages cheaper than year-round homes?
Per square foot, yes — cottages typically have simpler mechanical systems, smaller kitchens, and fewer finishes. The kit shell cost is similar; the finish-level choices are what move the total.
Do you offer financing?
We don't lend directly, but our payment schedule (10% deposit, 30% pre-production, 30% windows & doors, 30% final delivery) lines up cleanly with standard Canadian construction-mortgage draws.
