The 90-day panelized build timeline, week by week

A traditional stick-built home in Atlantic Canada takes 6–9 months. A panelized home with Interhabs typically completes in about 90 days of on-site work. Here's what happens, week by week.

Before the 90 days starts

Design, drafting, permits, and panel manufacturing happen in parallel before shovels go in the ground. Plan on 6–12 weeks here depending on complexity and customization. The 90-day clock below starts when your foundation is poured and cured.

Weeks 1–2: Shell goes up

  • Day 1: Panels arrive on flatbeds.
  • Days 2–5: Crane sets walls, floor systems, and roof components.
  • Days 6–10: Roofing, exterior windows and doors finished — house is roof-tight and weather-protected.

By the end of week 2, your home is closed in. From this point, everything happens out of the weather.

Weeks 3–6: Mechanical rough-ins

  • Plumbing rough-in (drains, vents, supply lines).
  • Electrical rough-in (panel, wiring, boxes).
  • HVAC rough-in (ductwork, heat pump line sets).
  • Building inspector rough-in inspection.

Weeks 6–8: Insulation and drywall

  • Spray foam or batt insulation.
  • Vapour barrier and insulation inspection.
  • Drywall hung, taped, sanded.
  • First coat of paint.

Weeks 8–11: Finishing

  • Flooring installed.
  • Cabinetry and countertops.
  • Trim, doors, and final paint.
  • Plumbing and electrical finish (fixtures, switches, outlets).
  • Tile work and bathroom finishes.

Week 12+: Inspection and handover

  • Final building inspection and occupancy permit.
  • Site cleanup and restoration.
  • Walkthrough with the homeowner.
  • Keys handed over.

Where the timeline can slip

Honest list: permit delays, surprise site conditions (rock, water, soft soil), homeowner finish-selection delays, and trade backlogs in peak summer. Choosing finishes early and confirming utility hookups are the two biggest things you can do to keep the schedule.

Frequently asked questions

Does the 90 days include design and permits?
No — design, drafting, engineering, and municipal permitting typically add 6–12 weeks before the on-site clock starts. We can run permitting in parallel with panel manufacturing to compress the overall calendar.
Can a Roof Tight Kit be assembled faster than 90 days?
Yes — for kit-only orders (you provide the foundation and contractor), the panelized shell itself is typically roof-tight within a week of delivery. The 90 days covers full Turnkey homes through to move-in.
What slows down most builds?
Weather rarely — that's the point of panelization. The most common delays in our experience are slow finish selections, last-minute design changes, and utility hookup scheduling.
